Structural Design for 16-Unit Residential Townhouse Development

Structural engineering was provided for a 16-unit townhouse development in Moores Valley, Wainuiomata. The homes were constructed on SED raft slab foundations, designed in response to the site’s geotechnical conditions. Lightweight timber framing was used throughout, supported by steel portal frames for added strength and seismic resilience. GIB and IBS wall linings were specified to meet bracing requirements and ensure full compliance with building codes. This project reflects smart, efficient structural engineering for medium-density housing in the Wainuiomata and Lower Hutt area.
